A group of young allied health professionals united to construct a new commercial premises on a busy arterial road leading to the central business district of Thuringowa (twin city of Townsville). Originally lined with individual houses, Thuringowa Drive properties have gradually been converted into commercial premises as the road has become busier.
This development has consciously been designed to address the street. This has allowed the building to act as the signage, which is the antithesis of most other developments along this road. We anticipate that this will provide a precursor to future developments along Thuringowa Drive.
The building is organised to suit the various tenants, with much of the space requiring cellular enclosed consulting rooms. Parts of the building were developed speculatively and have subsequently been successfully sublet. Whilst the building is strata titled and can be separated into three distinctively separate zones, the client consortium remained convinced that all tenancies should be related to encourage interactive business. The various receptions and waiting areas are located along a glazed verandah front edge, which provides an open and interrelated space, which can be divided, for security purposes, by large pivoting doors.
The building has been developed around a series of building elements, those being concrete pods (containing consulting rooms), plasterboard furniture (containing private staff work areas), roof, glazed walls and concrete entrance pathway. Each of these elements is fashioned in various ways to fulfill the programmed objectives of the building. For example, the roof folds to adjust to the scale of the various areas, to act as the rear boundary wall and to provide an identifiable entrance on Thuringowa Drive.
Development of this project was concurrent with the Cowboys success in the NRL in the 2004 and 2005 seasons. Our various Client businesses were providing their respective services to the Cowboys. This period of confidence undoubtedly influenced the success of this development.
